Open House Sunday

A Tale of Two Tudors

This post is about two tudors...both in Nichols Hills...an affluent old edition in Oklahoma City.
This first house was one of the first houses I toured when I was out house shopping eight years ago.
It looked more like this, then. And cost was $124,000
Today, it is more than $110,000 more!
This house sits on the very edge of Nichols Hills. 
It sits on a busy road and across the street it is not Nichols Hills. 
I thought that was why the price was reasonable in 2004.
But now, they seem to want full Nichols Hills value.
Back to how it looks today...I love that they have a flower box on the front porch full of various plantings including sweet potato vines that soften the front porch lines. 
It's a very plain front porch but the flower box creates interest. It makes the house special.
Someone really made a mistake planting those two large trees close to the house.
Someone should have removed them long ago because they are only going to get bigger.
I wish these photos showed more of the inside.
I can't remember what the fireplace was like. I think it was pretty simple.
I am not a fan of this decor. When I saw it, it was staged with simple cottage furniture and the insides were painted white.
It had a super cute and very small kitchen which I'm sure is why they are not showing it here.
They'd probably rather people come to see the house first and then see how small the kitchen is.
Bedrooms are small...but nice. I remember it had a vintage tile bathroom.
But here is where the money is. This patio did not exist when I viewed the home.
Love this....so much...a nice big stone patio off the back.
I can't remember if the house had french doors to the backyard.
I don't think it did.
Surely, it does now...but you'd think they would have shown them.

This tudor is also in Nichols Hills and it's deep into the neighborhood.
It's a big one. I wish there was a close up of the front door area.
I'm not crazy about the decor in this house either...but the home has lots of nice features.
All this furniture is just too big.
There looks to be light faux painting on all the walls.

Kitchen is nice but a little paint and moldings would make it so much better.

I like the way this room is decorated far more than the bottom floor.

Very nice bath. But I'd paint over all the faux.

Here is the best space in the house - love this back porch!
I'd want to be out here all the time and there is everything you need.
Comfortable seating...television and a kitchen.

I'd pick the first.

Must be this odd cold spring morning in the deep south.

Both interiors leave me cold.

I'm sure they would feel cold towards mine !!

Hard to make a decision without seeing much of the first, but I think I'd go with the second. That pool is amazing! Since I don't have kids, I'd turn the basement rec room into a craft room, and the upstairs living area into a lounge area for parties, using the kitchenette as a wet bar. Because in my fantasy life, I'm really cool and have lots of parties! :P Both houses are lovely, thanks for sharing, Nita!

If money wasn't an issue, definitely the second house… It's located more into the desired neighborhood, much larger home and the backyard is gorgeous.

If I were raising a large family I'd accept the first house (if I could afford the property tax!) At this stage of my life I'd accept the first house and probably wouldn't mind the small kitchen. I'm sure I would prefer the cottage type furniture for it that you saw when you visited it.

I've always loved the charm of a tudor. Storybook houses always call to me.

Since space is not an issue for 2, definetly the first. I think they need to get a new realtor though. I would turn it back to a cottagy look. Those are terrible pictures for people looking to buy a house to look at. Love the outdoor charm. The second doesn't do anything for me. Thanks for the tours, Nita.

Just came across your blog and loved viewing the Nichols Hills homes. My brother-in-law lived in Nichols Hills a few years back and my husband and I always loved driving through the neighborhood and oohing and ahhing and visually re-doing some of the homes ;). Love your style and will be following you!

I'd pick #2 for sure. I'm not fond of the modern bathroom, paint or decor but that's not anything that couldn't be easily sorted out. The square footage and location deep into the neighborhood would make it worth it to me to do the work.

I like the first house for the inside and the second for the outside space. I think in OKC you'd want that pool!

The house could be a little shack (which I would probably prefer) but if it's got that pool, I'd want it.

I'm not a fan of giant houses, so I would go with #1, with the pool from #2. :) I'm with you on the furnishings . . . they don't do anything for me. Both houses could be fabulous with the right owners! Thanks for your Sunday tours--I look forward to them every week.

I like both of them, if one would be given to me free and clear, I would pick the second one only because of the huge kitchen, which I would both paint and add moulding to the cabinets and I would paint over ALL of the faux painted walls. It would be a gorgeous house filled with cottage furniture and soft neutral coloured rugs.

You'd think that for that much money, everything about both houses would be updated to the max! One thing's for sure....I probably couldn't even afford the utility bills on the second house.

Since we are discussing a dream scenario I would want the first house on a quite street. The second house is just too big, beautiful, but too big.
Loved see both of them.
