Open House Sunday!!!

Today...a Special Treat...
 built 1938
I have always loved this little house in the Crown Heights neighborhood of Oklahoma City.
I've been in it before but this time....it's had a complete redo.
It's got modern touches and lots of whimsy.
I've always loved the outside. The stonework with classical detailing.
Anyone that has a dog statue is my kind of person. I have one too. 
The modern chairs on the front porch hint at what's to come inside.
 It's just sweet as it can be. I'd plant some trees out in the yard if I bought it.
Other than that...it's lovely.
 Lot's of blue in the living room. This is not my favorite room in the house.
It's beautiful but more serious than the way the rest of the house is decorated.
 This living room is basically the same layout as my own...oh except and this is odd...the arched door way isn't centered. 
Never seen that before in these houses.
 Here you can see that the sofas are not as huge as they appear in the photos above.
I like this plan. Two matching sofas facing each other. I often recommend to my clients to do this.
 Here is where the house really starts to get good. A perfect white kitchen!
 I love everything about this. Every single thing. Well...I guess if it were mine...I'd do a farm sink. But other than that...it's just about perfect.
It's a nice size kitchen for a little house. I wish my kitchen was this large.

 Which is just precious! I adore that wallpaper!
 It's glamorous in here! And fun
 This is the formal dining room.
 I like the breakfast nook better. I do like the linen slipcovers on the chairs.
Looking at this house makes me think I really need to have less furniture in my house.
And yet...just last night I asked about a piece I saw on Facebook Marketplace.
I do have one spot in my house that needs just the right piece.
 How about this bathroom? I love love love it!
Adore that double sink. 
Kinda love that the toilet sits back in a little nook. 
 This bedroom is very modern but certainly blends with the style of the rest of the house.
I usually don't care for big canopy beds in small houses but this one is so open it works.
 This room is also a nice blend of feminine and masculine. Which I'd say is true of the whole house.

 Now here is a famine bedroom. I love the large patterned wallpaper on that one wall.
 Again...this house makes me think I need to get rid of many things in my house. I have too much stuff.
 Pretty little sitting room. The shelves are styled so nicely. I have built in shelving in office/den and I'm afraid they are a mess...they are full of books and all kinds of stuff I use.
I'd love to style them in a pretty way...but I actually use my shelves.
 Really like this floor plan using four chairs around a large cocktail table. This is another layout I suggest to my clients who have a room they aren't sure what to do with but want extra seating without it being boring.
The house is even cute by the back door. I assume this is off the kitchen. A little bar area. Convenient for outdoor parties.
 And the back patio. I actually love that there is a cement patio rather than deck. 
So much upkeep with a deck. I wish I had a patio instead myself.
Notice the large turquoise pot water feature to the left. I'd love to sit out here and listen to that bubble.
Yes, I could live in this house.

Open House Sunday

 built 1937
This house in the Crown Heights neighborhood of Oklahoma City.
I was in this home maybe 10 years ago and my it has changed.
 It has all new finishes throughout. It had good bones when I saw it before but super terrible finishes.
 Now I wouldn't have necessarily made all these choices but it's very nice.
Lots and lots of gray so hold on.....including a giant gray zebra!
 
 I kind of love all the shutters in this home. Something I normally don't really like.
But in this home they work.
Wing chairs are usually a good choice for host and hostess chairs in the dining room 
but these are too large and the side chairs too small.
 The kitchen turned out really pretty. I really like the nook the range top is sitting in.
I wish there was a full on stove in that nook, though. But then I prefer stoves to cook tops.
 That looks like black stainless on the wall oven. That's the newest color in appliances.
I still prefer white or regular stainless. I just think these appliances are too dark for this kitchen.
But then I can't really think of a situation where I'd like any kind of black appliance.
 Love that this room opens up to the backyard pool.
 Will I ever tire of white marble? I don't think so.
I would tire of all the gray in this room...and those black mirror frames.
 Big fan of this room. In this room I really like all the gray and like that there is a door outside.
 Precious little room in the attic. This is where I'd want to sleep.
 Fun kids room.
 I believe this is the upstairs bath.

Tudor Style Real Estate

Won't You Be My Neighbor?
Here are a few houses in my neighborhood for sale. Mom and I went to open houses last weekend and toured all but one of these homes. I thought you might like to see them or maybe you'd like to buy one of them. 
All  are classified as historical.

House 1
This one is just around the corner from me in Edgemere Park.
I love this staircase with the alcove.
Ok, so maybe the kitchen leaves a lot to be desired. It's just terrible but it can be changed.

House 2
This one is also in Edgemere Park next door to my good friend Petra. She is hoping for a really great new neighbor. She keeps asking me to help her find a new next door neighbor. So, I took it to the blog...you can't say I didn't try.
I'd have to do something with this fireplace. This is the second of two in the house. The other one is strange as well. It looks to be covering up the original fireplace. I'd bet there is tile under that wood. If I bought this house....I'd demo the fireplaces immediately to find out what was underneath and if there wasn't anything....I'd create a fireplace like I did in my home. (my fireplace) But I bet there is something there.
The owner is finishing up a kitchen redo. She still has light fixtures to put in. I'm loving the way this is looking. 
Big stove...love. Don't like the refrigerator being next to it. But as I remember it, there is room to move the refrigerator to another wall...which I would do.
Vintage tile bath....we all know how much I like that.
Nice cottage style backyard complete with labrador.

House 3 
This one is around the corner and up the street from me. It sits on a very pretty street. This one has been on the market for quite awhile. It needs updating. But has great potential.
These photos were taken in the early spring...so I guess that is how long it's been on the market. Unheard of practically in my neighborhood where houses are known to sell in a day. (ok, that was my house....I knew I had to have it and bought it the first day it was on the market) But really it's not uncommon for houses to sell in my neighborhood without even being listed because everyone wants to be in this hood. So houses often sell to friends or by word of mouth.

This is an odd fireplace. That brass insert would have to go immediately. That tile doesn't look to be original...so I'd have to rethink the design of this and add a mantel for sure, not very expensive to do though. Windows are small...and I like a lot of windows...but get rid of the shutters and it would be much better.
I'm sure this is stopping a lot of sales. This kitchen is terrible. It does look to be bigger than the standard galley kitchen often found in these homes. I'm all about vintage kitchens but this does not look original. Looks like maybe it was redone in the 50's. Ick.
Nice new and clean bathroom...but it lacks character. The listing says it has three baths. I haven't been in this house personally. I'm just showing photos from the listing because it's just around the corner from me.

House 4
This house is not in my neighborhood but is in the neighborhood just to the north of me - Crown Heights. Another neighborhood full of tudor revival homes.
Hmmm....my Mom says she will give me her baby grand piano. I was thinking I didn't have room for it. But I guess I could squeeze it in the living room in this very spot. Something to think about. Or I could get rid of my dining room table and turn my dining room into a piano bar. I even thought about putting tall stools around it and eating on the piano....thoughts?
This kitchen was much better than it appears here. The breakfast room next to it had fabulous wallpaper which you cannot see here and the ceiling in this kitchen....was....cut red velvet flocked paper. And it looked over the top, great. I don't know how you clean velvet wallpaper though....seems like a bit of a problem in a kitchen but it looked bordello-fantastic and I mean that in the nicest way. I really did like it.
Oh...there is a glimpse at the wallpaper in the breakfast room.
Upstairs was the master. This bed was fantastic, muted pink velvet. Too bad the photo is blurry. I want this bed.

The vintage tile bathroom on the 1st floor. I'd change out that vanity immediately. There is a large bathroom upstairs off the master too. 
This is just a small part of the yard. I don't know why the realtor didn't show the huge back deck just out the back door.

I'm not connected in anyway with any of these homes...oh except for that one next door to Petra that I said I'd try to help her find a good person for. But I have nothing to do with the sale of any of these. I'm just obsessed with going to Open Houses around my neighborhood and thought maybe you'd like to see a few.
